Letter of Recommendation
Re: New Star General Contractors
To whom it may concern:
I had the privilege of working with New Star General Contractors in the construction of an addition to the West Jordan Senior Center, and would highly recommend them for any project you felt they were qualified for.
The addition involved a $440,000, 2500+ sf addition to the existing Senior Center. New Star went into the project knowing what the severe time constraints were. They were able to meet the scheduled deadline through the conscientious efforts of their Superintendent and Project Manager.
Change orders were kept to a minimum and were the result of either owner or architect request. The fees associated with the change orders processed were considered reasonable and appropriate.
It would be our pleasure to have New Star General Contractors on future projects with the City of West Jordan.
Sincerely,
Jim Riding

To Future Clients of New Star General Contractors:
I have had the pleasure of working with New Star General Contractors over the past 2 years. I selected New Star to build a 25,000 square foot medical office building in Park City, Utah. I ultimately chose to use New Star based on the recommendations of some very trusted colleagues in the Park City are, including the president of Deer Valley Resort. They were the smallest of the interviewed contractors, but hte resulting personal attention from all aspects of the company paid off in spades.
From the beginning, New Star made it evident that they were committed to meeting my goals of constructing a beautiful building, and doing so on a strict budget. They helped to value engineer the project and then obtained bids from over a hundred subcontractors to provide the best possible combination of quality and value. We incurred a 5 month delay due to some last minute tenate changes, and never once did I hear a complaint from New Star. Insteda they diligently worked with me to keep our subs on-board and ultimately keep our budget unchanged.
The personal investment of time, energy and heart is unheard of in the construction industry. Dave Love has built a company with a foundation of customer service. Our project manager, Dale Bishop, spent 18 months diligently working to meet every request of mine. Most reassuring to me was that Dale would take each request, no matter how ridiculous it may be, and fully vet all options. As a physician and not a developer, I surely did have some ridiculous ideas, but was 100% confident that I had an ally who did everything he could to meet those needs, yet had the self confidence to tell me if my expectations were unobtainable or a waste of my money.
Ultimately our project was completed without a hitch. I gave all the credit to New Star for making this biulding a success. From our first meeting, they have been nothing but upfront, succinct, and most importantly, honest. Not only did New Star complete this project ahead of schedule AND under budget, but they did so while making the process, simpe and, quite frankly, enjoyable.
I encourage you to strongly consider New Star for your project. You will not be disappointed. I also encourage you to contact me at any point for more detailed accounts of my experience with New Star. They made my project so successful that I feel obligated to help them and any future clients for many years to come.
Sincerely,

Re: New Star General Contractors
Greetings,
There are occasions when superior performance should be recognized and acknowledged. New Star General Contractors is currently the general contractor for the PX Facility Addition, DFCM project no. 083010480, at Camp W.G. Williams, Utah for the Utah Army National Guard. I am t
he project architect. This project will be completed within days. The performance of New Star General Contractors on this project deserves commendation.
Ron Fors, the project manager, and Kerry Hatch, project superintendent, are exceptional to work with. They have been knowledgeable, accessible, diligent and thorough in the performance of their professional responsibilities on this project. Every challenge or refinement during construction has been met with a positive attitude and a commitment to resolution in the best interest of the owner.
New Star has assured that the quality of workmanship exceeds the requirements of the construction documents and the expectations of the owner and architect. With the exception of two minor modifications requested by the Owner, there have been few issues requiring costs adjustments via change order. This contractor has been willing to seek and implement minor construction adjustments to assure minimal cost impact. The end result is a near balance of credits versus adds to the construction cost. The contractor’s approach has been very fair and reasonable.
The Design Team has been pleased to work with New Star. Utah Army National Guard administrative personnel have also expressed their satisfaction with contractor performance on this project many times.
We can recommend New Star General Contractors to you, without qualifications, to be an excellent consideration as general contractor for your projects. Please contact us should you have questions or comments.
Sincerely,
L. Keith Sorensen, AIA
Dear Dave,
I am writing this letter to thank you for your efforts and those of New Star during the recent construction of our current Park City home. Over the past thirty years I have had built for myself quite a number of homes, apartment buildings, condominium and commercial projects. Over the same time period I have had the opportunity to do business with many different general contractors and subcontractors. I can honestly say that I have never had a project proceed to smoothly and professionally. New Star did everything it said it would do and did it exactly on time and within a very tight time frame.
Several years ago you contracted to construct for me a major remodel of an existing home. That project was built smoothly and without incident. Based upon my experience then, in the spring of 2001 I contracted for you to build for me an entire 8000 sq ft house on a difficult site with the understanding that I had to be in before Christmas because by that time I would have nowhere else to live. You successfully complete the job in eight months and one day and got us in just before Christmas, as promised. Needless to say, the management, scheduling and project coordination was superb. After completion and move-in, punch list and warranty items were handled promptly, professionally and without complaint. While I am sure that you had the customary problems with some of your subcontractors, these problems were never allowed to affect the job and my wife and I were never bothered by them.
Your billing process made the whole project as painless as possible. We really appreciate receiving only one bill per month with all supporting invoices and lien releases in order at the time of submission. We were never bothered by the all too common occurrence of having various subcontractors coming to us, the owners, and requesting some sort of deposit immediately. This was the first time we have ever had that experience. Last summer we had you oversee a number of small additions and refinements for us and again all work was performed as promised despite the fact that this last job was really just a series of small piecework projects. In short, you and all of your employees have always been great to work with and pleasant to be around.
You can be assured that should we decide to build in this area again, we hope that New Star would be our contractor. I would not hesitate to recommend New Star to anyone and if you wish, I would be pleased to speak personally to whomever is seriously considering hiring you.
Sincerely,
Dorn L. Schmidt
To Whom it may concernI have worked with New Star General Contractors in Park City for many years in various capacities. From 1992 – 2000 I worked with New Star on the resort development at Park City Mountain Resort in which they provided construction services on several projects to me in my role as president of Powdr Development Company. The most notable project was the construction of the Legacy Lodge, a 50,000 sq ft day lodge of mixed retail and service commercial that was a complex project from both a construction management and architectural nature.
Since 2000 I have been a consultant in the resort development and land planning business and have worked with New Star as a consultant to my clients for whom I have provided construction management services on several structures.
Throughout this long relationship New Star has always provided the highest quality product working in complex environments and under tight schedules. I am pleased to recommend New Star to you for your project and am available to answer any further questions you may have.
Sincerely,
Douglas Clyde
Gentlemen:
Royal Street Corporation is the majority owner of Deer Valley Resort. In this resort ownership capacity and separately with respect to work for other subsidiary corporations, Royal Street has had direct business relationships with New Star General Contractors for almost a decade. WE have also observed New Star’s work on condominium projects developed for unrelated properties in and out of Deer Valley. We have absolutely no qualms in recommending New Star to you as a general contractor.
The work that New Star has performed for Deer Valley Resort has been done in a very dependable and high quality manner. Because of our operating needs and time restraints, New Star has done quite a bit of work for us on a cost plus fee basis as opposed to fixed contract. It has been our experience that New Star operates with the highest level of honesty and integrity. Their books are always open for questions and review.
Our work with New Star has resulted in many of our people becoming personal friends with its principals. This alone constitutes a recommendation.
Sincerely,

To Whom It May Concern:The Dialysis Program at the University of Utah has a long standing working relationship with New Star General Contractors, dating back more than ten years. Their organization has been instrumental in the new construction and/or renovation of four of the dialysis centers that the University of Utah leases.
To be more specific, New Star converted a restaurant (4600 sq ft) into a dialysis center in 1991. In 1996 they added 1986 sq ft to the existing Provo Dialysis Center for physician clinic space. More recently in 2001 they renovated the Provo Dialysis Center to add more dialysis stations.
In 1992 and 2001 New Star renovated and expanded the Bonneville Dialysis Center in Sandy (South Valley Dialysis Center) and a center in Bountiful (Lakeside Dialysis Center). These projects were finished in 1996 and 1997.
New Star has a proven track record in project management and construction of what I consider to be complex medical space. The quality of work is excellent and they have been in integral member of our expansion team in a number of projects along the Wasatch front.

To whom it may concern,
It is my pleasure to recommend New Star Contractors (NSGC) for your 24 townhouse condominium project. I have known this firm for approximately 10 years. Over this time frame, I have contracted their services for both my own development projects and for the projects of many of my clients (in my Construction Management firm which specializes in development consultation services). These projects have ranged from custom homes; multi-purpose (mixes of commercial and residential) complexes; rush commercial jobs; and large resort oriented, top quality, multi-family condo projects.
Over the years, as the result of their professional, can-do attitude, NSGC has experienced significant growth. I’ve watched them grow nearly tenfold from the ten million dollar a year firm they were (when we built the Fletcher Kimball project together on new Lower Main Street in 1993). As they grew, they continued to develop and hone their internal management skills. Today, they are a shining example of “how it should be done”. Their computer assisted historic building practices are second to none. Their construction scheduling skills are fully developed and are significantly enhanced by the wide breath of experience their middle and upper management brings to the table. Their accounting department generates “perfect paper” which dramatically reduces the time needed fro the lending institutions to process each draw. They do an excellent job of reporting the projects without bogging the developer down by over generating self serving reports and forms. They are creative and flexible enough to develop a unique specialized program to address the needs of each project, rather than trying to make each project it into the templates that were developed for prior projects. This means that the projects proceed as planned, unless the developer changed the program mid-stream.
My firm often assumes the role of Owners Representative. Acting in that capacity, I have had the responsibility of setting the stage for several of the best Salt Lake firms to compete for these projects. This means that I have seen and quantified the best that our area has to offer. Like cream, NSGC consistently rises to the top.
Curiously, not all these firms self perform any of the trades. Those firms that do not self perform must sub-contract these services. A few others have concrete crews and/or framing crews. Most of those firms insist these crews be hired for those trades automatically. NSGC is the only one who I have worked with that can (but does not require) self perform all concrete, framing, finish carpentry, cabinetry and millwork. I can not stress how critical NSGC’s ability to self perform these trades have been to the overall success of the projects we have worked upon together. For many of my projects, I am unaware of any subcontracting firms who could have filled their shoes.
Although I consider myself extremely well rounded, management at NSGC always astounds me with what they bring to the table. They simply provide a broader base of knowledge and experience than any developer can hope to posses on his own. Their strengths have had the most positive impact when they were invited to participate in consultation while the architects were developing the plans. This “design/build” process has always resulted in better designed, more efficient projects.
In all this time, and on all these projects, NSGC has always delivered on, or exceeded, every representation, verbal or contractual, that they have ever made. This means delivering top quality, on schedule and on budget. They are simply the most well rounded firm delivering work at the most professional standards that it has been my pleasure to be associated with.
Yours truly,
Jeffrey Kuhn

Dear Sir/Madam,
Silverlake Development Corporaion is pleased to provide this letter of recommendation for New Star General Contractors.
My company has operated in the Park City, Utah area over the past ten years and has developed three high-end multi-family condominium projects over that time. New Star General Contractors has been involved for us in all three of those projects.
Silverlake Development has shared a great working relationship with New Star, not only with their upper management team, but also right down to every employee of their firm. Their organization understands fully the importance of delivering a high end product to what certainly are very sophisticated and demanding buyers. They have come through for Silverlake Development time and time again.
New Star General Contractor’s ability to deliver a product with the highest degree and quality of workmanship, within critical time frames, and within budget has been proven to us every time. Silverlake Development has worked with several contractors over the years, and the performance and quality delivered to us by New Star has been unequaled.
Silverlake Development is pleased to recommend New Star without any hesitation what-so-ever.
Sincerely,
Leonard Scaglione

To Whom it May Concern
The firm of Otto/Walker Architects has worked with New Star General Contractors since 1988 and found from the very beginning that New Star was professional, technically competently, detail oriented and on time/on budget.
Over this time, we have completed two 10,000 sqft plus homes and several multi-family projects, all within Deer Valley. All of these are high end products requiring the type of finish dictated for sophisticated custom homes and condominium units being sold at the upper end of the spectrum. These projects include the following:
- Underground Parking at The Stag Lodge – Silver Lake
- The AE Residence – Bald Eagle Subdivision
- The Urich Residence – Bald Eagle Subdivision
- Double Eagle – 18 Condominium Units – Silver Lake
- Sterling Lodge – 14 Condominium Units – Silver Lake
- The Inn at Silver Lake – 8 Units – Silver Lake
Generally, we have had the fortune to have Dave Love and his staff as part of our team from the schematic period through the completion of the construction. In this situation, we are able to draw on their knowledge and experience to enhance and propertly put costs to the designs we were presenting. We have found that New Star responds to all requests for information in an extremely timely manner and that their information proves to be accurate.
As final notes, we have found that the staff at New Star has remained consistent over the years, most of the people we worked with back in the late eighties are still with the firm and that says a lot to this office. We pride ourselves in keeping our good people and providing a consistency of design and skill. We have also found that the staff at New Star has the people skills that allow them to work and create a flow with the client that keep the projects moving in a timely and professional manner.
Sincerely,
Richard S. Otto, Partner
To Whom it May Concern:
I am pleased to write a letter of reference and recommendation for New Star General Contractors. My working relationship with Dave Loveand his organization goes back almost 14 years and without exception it has been a satisfying relationship.
Research Park Associates develops and manages research facilities in university related research parks around the country. We have 210,000 sqft of facilites in Salt Lake City at the
University of Utah Research Park. It is rare not to be involved in a remodeling project. New Star has built genetics research labratories, pharmaceutical labs, office suites and the main computer facility for the University Hospital. Recently they have completed the build out of a new clinical facility for the University Neuropsychiatric Institute.
New Star is easy to work with because their personnel are skilled, honest and thoroughly professional. Their cost estimating has been excellent and dependable, their work is sound and of the best quality. The Woodworking Division has frequently been important and helpful to us in solving specialized problems in laboratories and offices. Equally imporant has been their willingness to meet demanding schedules and accommodate ongoing tenant operations while doing their work.
New Star also has a notable depth of resources in terms of quality subcontractors with whom they have excellent relationships. This has been important to us in meeting the specialized needs of some of our research tenants.
On a personal note, four years ago New Star took on a project where I personally developed three custom homes as an infill project in Salt Lake, including my new personal residence. Their care and concern for the new home owners as well as the neighbors was exceptional and the quality of their work was outstanding. I am pleased to be able to recommend them without reservation.

To Whom it May Concern:
Stein Eriksen Lodge is pleased to provide this letter of recommendation for New Star General Contractors.
New Star has been the general contractor on four major projects at Stein Eriksen Lodge over the course of the past five years. Total construction costs exceeded 30 million. These projects included the new construction of 11 new luxury condominium units (44,00 sqft) with an additional 40,000 sqft of parking and mechanical space; a 20,000 sqft conference center, lobby and employee facilities; a state of the ark ski locker room; and the remodel of existing 7000 sqft of space into a world class spa. Each of these projects were complex from a construction perspective as well as management prospective as they were required to work with an established group of 54 condominium owners and their association who acted as developer.
New Star was able to complete these projects in a timely manner and within acceptable budgetary requirements. Additionally, the quality of the work met or exceeded our expectations in all areas. New Star put together a professional team of experienced professionals that worked well with our management and development team.
We are pleased to recommend New Star to any developer or individual who is seeking a general contractor and construction manager to handle their construction needs. Please feel free to contact me directly should you have additional questions.
